New Offices Commenced On Site at Hollinwood, Oldham

The first speculative office scheme since 2008 in North Manchester has commenced on-site in Hollinwood.

The 20,000 sq. ft. office building named Annie Kenney Mill has been designed on a flexible basis.  It has been christened “Annie Kenney Mill” in homage to Oldham’s own suffragette.  The developers, The Mills Hollinwood Limited, headed by Frank Rothwell, Luke Rothwell, and Su Schofield, all live and run their businesses in Oldham and are keen to invest in the local area.  By building high-quality office space in Oldham they want to encourage others to bring their businesses to the town they love.

Oldham has played host to many large industrial firms, the offices will sit on the site of the historic Ferranti site in Hollinwood.  The brick-built exterior harks back to Oldham’s great history of the cotton mills which were dominant on the skyline of the town, particularly during the industrial revolution. By merging the location and historic design, Hollinwood Mills was born!

Annie Kenney Mill will provide the best quality office space in Oldham, in arguably the best location. For total accessibility, you can get into Manchester City Centre within 15 minutes or 13 minutes to Oldham Town Centre from the neighbouring Hollinwood Metrolink Station.  There are buses up and down the adjacent A62 every few minutes.  The site is just next to Junction 21 and Junction 22 of the M60, you can get to Manchester Airport or Trafford Park in 25 minutes.

Although drawing on the industrial heritage of the site, in name and external design, inside the building will be state-of-the-art, providing all the requirements and flexibility of a modern office.  The office space is to be naturally ventilated with heating and cooling provided by an energy-efficient heat-recovery type air-source heat pump installation. Lighting will be LED throughout with daylight harvesting controls allowing natural light to offset energy costs. To provide future-proof touches, tenants will benefit from solar-generated electricity using roof-mounted photovoltaic panels and Electric Vehicle (EV) charging points will be provided for tenant use. The building is predicted to achieve a very commendable ‘A’ rated Energy Performance Certificate (EPC).

Annie Kenney Mill is the first Phase of the office development, with more offices planned of various sizes in the coming Phases.
